Buying & Selling

Most people assume a slow market makes a move harder. In practice it often makes it easier, as long as you sequence it correctly.

Leilani Fong PREC*  |  Port Moody, Coquitlam & Port Coquitlam  |  July 2026

Here is why. When you sell first and buy second in a rising market, every week of delay costs you. Prices move away from you while you are packing. In today's market the opposite is true. Active listings across Metro Vancouver sit about 30 percent above the ten year average, which means you have selection and sellers have competition. That gives you room to ask for the completion date you actually need, or to write an offer subject to the sale of your current home.

Worth saying plainly up front, because everything below depends on it. That window may be closing. June sales rose 9.6 percent year over year and, unusually, every property type gained. New listings came in about 6 percent below last June, and active listings were actually down 3.1 percent from a year ago. Inventory is high measured against the ten year norm, not still climbing. The negotiating room described here is real today. It was more real six months ago.

The question is no longer whether you can move. It is which order you move in, and what each order costs you if it goes sideways.

The four ways to sequence a move

There are only four real structures. Everyone's situation lands in one of them, and the right one depends almost entirely on whether you need your sale proceeds to qualify for the new mortgage.

1. Buy first, sell second

You secure the home you are moving into, then list your current place with a completion date that follows.

Works when

You have enough equity or income that your lender will approve the new mortgage without the sale closing first, and you want certainty on the home rather than certainty on the price.

Watch for

You are now a motivated seller on your old place, with a real deadline. That shows in negotiations. Build a realistic price into the plan rather than the number you were hoping for.

Rough cost

Bridge financing runs a few hundred dollars in lender setup plus interest for the overlap days only. On a $500,000 bridge for five days at prime plus three (prime is 4.45 percent as of July 2026), that is roughly $510 in interest plus the setup fee. Bridging is cheap. Panic selling is not.

2. Sell first, buy second

You list, sell, remove subjects, and then shop with a firm number and a firm date in hand.

Works when

You need the sale proceeds to qualify, or you simply want to know exactly what you have to spend before you fall in love with something.

Watch for

Being homeless on paper. You manage this by negotiating a longer completion when you sell, typically 60 to 90 days, which buys you a shopping window without a hotel bill.

Rough cost

Usually nothing extra, and often the strongest position of the four. A buyer with no subject to sale is the buyer sellers want right now.

3. Subject to sale

You write an offer on the new home that is conditional on your current home selling.

Works when

You have found the right home, you cannot carry both, and the listing has been sitting long enough that the seller values a live buyer over a perfect one.

Watch for

Two things, and they are both real. You will usually pay more to get it accepted, because the seller is pricing the risk of taking their home off the market for you. And the seller will almost always attach a time clause, which means they keep marketing the home. If another offer comes in, you get a short notice window to remove your subject or step aside. On a well priced listing you will simply lose to a cleaner offer.

Rough cost

Often a higher purchase price, plus the risk of losing the home entirely. Use it when the alternative is not buying at all.

4. Same day completion

Both transactions complete on the same date. Money from your sale funds your purchase.

Works when

Both deals are firm, both lawyers are lined up, and neither side has a financing question mark. It is common and it works.

Watch for

Order of operations. Your buyer's funds have to land before your purchase can fund, so the day runs on a chain. One late lender wire and you are unpacking in a driveway. Give your lawyer or notary the full picture at least two weeks out, not two days.

Rough cost

No premium, but zero slack. Many people add one or two days of bridge as insurance and consider it money well spent.

The move-up math is better than it has been in years

This is the part most people miss. When the whole market falls, the more expensive property falls further in dollar terms. If you are moving up, the gap you have to finance gets smaller.

Run it on the benchmark prices Greater Vancouver REALTORS published for each of the last two Junes.

Trading a townhouse for a detached home

Using MLS® Home Price Index benchmark values for Metro Vancouver.

  June 2025 June 2026
Detached benchmark $1,994,500 $1,842,900
Townhouse benchmark $1,103,900 $1,046,200
Gap you have to finance $890,600 $796,700

$93,900

less to bridge than the same trade a year ago

GVR reports year-over-year declines of 7.1 percent for detached and 5.0 percent for townhouses. Those percentages are calculated on revised index values, so they do not reconcile exactly with the published dollar figures above.

You lose about $57,700 on the sale. You save about $151,600 on the purchase. The move costs less even though the headlines say prices are down.

The same logic runs in reverse if you are downsizing, which is worth knowing before you sit down with a spreadsheet. Selling detached and buying a townhouse today releases roughly $94,000 less equity than it would have a year ago. Downsizers have been the group most hurt by this market, and it is why so many are staying put.

Falling markets are expensive for people cashing out and cheap for people trading up. Which one you are decides whether waiting helps you.

What a move actually costs in BC

People budget for the down payment and forget the rest. Here is the realistic list for a purchase in the Tri-Cities, using a $1.2 million example.

Cost Typical range
Property Transfer Tax
1% on the first $200,000, 2% from $200,000 to $2 million, and 3% above $2 million, plus a further 2% on the residential portion above $3 million, which puts the top marginal rate at 5%. Exemptions exist for first time buyers and some new builds.
$22,000
Legal fees and disbursements
Two transactions means two files. Ask for a package rate.
$2,000 to $3,500
Home inspection $500 to $900
Mortgage discharge or penalty
Ask your lender whether your mortgage is portable before you do anything else. Porting can eliminate this entirely.
$0 to $15,000+
Bridge financing
If you need it, and only for the overlap days.
$300 to $1,500
Moving and incidentals $1,500 to $4,000
Adjustments at completion
Prepaid property tax and strata fees owed back to the seller.
Varies
Call your lender before you call anyone else. The single most expensive mistake in a simultaneous move is discovering your mortgage penalty after you have already accepted an offer. Portability, blend and extend options, and penalty calculations all change the math, and they take one phone call to find out.

The dates that have to line up

A BC contract of purchase and sale carries several dates, and people tend to only look at one of them. All of these need to work together across two transactions.

  • Subject removal date. When your conditions come off and the deal becomes firm. Until this passes on your sale, nothing downstream is certain.
  • Deposit date. Usually within 24 to 72 hours of subject removal. If your deposit for the purchase is coming from the sale of your current home, that timing has to work, and often it does not. Plan for where the deposit is actually coming from.
  • Completion date. When title transfers and money moves. This is the date your two transactions need to coordinate around.
  • Possession date. When you get the keys. Usually the day after completion, which gives the lawyers a full business day of runway.
  • Adjustment date. The line in the sand for who owes what on taxes, strata fees, and utilities.

The practical version: aim to have your sale firm before your purchase subject removal date. Everything gets easier from there.

Where to start

  • Get a real number on your current home. Not an online estimate. A walkthrough and a comparative market analysis, with an honest read on what it will take to sell in the current inventory.
  • Confirm your borrowing position. Ask your lender or broker two questions: can I qualify without selling first, and is my current mortgage portable.
  • Decide which risk you would rather carry. The risk of not finding a home in time, or the risk of not selling at your number. You are choosing one. Everyone does.
  • Pick your sequence before you start shopping. Falling for a listing before you have a plan is how people end up writing a subject to sale offer they did not want to write.

If you have been waiting for a signal, the useful one is not the price index. It is the number of homes you get to choose from. That number is still large. It is no longer growing.

Not sure which order to move in?

I work with clients across Port Moody, Coquitlam, Port Coquitlam and Greater Vancouver on move-up, downsize, and simultaneous transactions. We will look at your equity, your timeline, and your appetite for risk, then map the sequence that fits.

When buying a home, most buyers get excited about their pre-approval amount—the maximum loan amount a lender says they qualify for. But here’s the catch: just because you’re pre-approved for a certain amount doesn’t mean that’s what you should actually spend. Instead, the smarter approach is to focus on what you can comfortably afford based on your monthly expenses and lifestyle.

Pre-Approval vs. Real Affordability

Your mortgage pre-approval is based on factors like your income, credit score, and debt-to-income ratio. However, it doesn’t consider your day-to-day expenses, savings goals, or unexpected costs. Lenders assess what they think you can afford—but they’re not paying your bills every month, you are!

Why Monthly Expenses Matter More

  1. Your Budget is More Than Just a Mortgage Payment Homeownership comes with additional costs beyond just your mortgage payment. You’ll need to factor in property taxes, home insurance, utilities, maintenance, and potential HOA fees. If you stretch your budget too thin, these added costs can quickly become overwhelming.

  2. Lifestyle Considerations What do you value in your day-to-day life? Whether it’s traveling, dining out, hobbies, or saving for retirement, you don’t want to sacrifice your lifestyle just to afford your mortgage. Looking at your monthly expenses helps ensure you can still enjoy life while owning a home.

  3. Unexpected Expenses Happen Homes require maintenance, and repairs can be costly. A roof replacement, a broken furnace, or plumbing issues can set you back thousands of dollars. Having a financial buffer is key, and that starts with a realistic monthly budget.

  4. Interest Rates and Market Changes Your mortgage payments can fluctuate if you have a variable interest rate or if property taxes rise. Buying at the top of your pre-approval limit could leave you financially strained if these costs increase.

How to Determine What You Can Afford

Instead of focusing solely on your pre-approval, take these steps to determine what works best for your budget:

โœ… List Your Current Monthly Expenses – Include everything from groceries and transportation to childcare and entertainment.

โœ… Add Estimated Homeownership Costs – Factor in mortgage payments, property taxes, insurance, utilities, and maintenance.

โœ… Ensure Room for Savings & Emergencies – Aim to keep a financial cushion for unexpected expenses and long-term savings.

โœ… Use the 28/36 Rule – A good guideline is to keep your mortgage payment at 28% or less of your gross monthly income and your total debt (including car loans and credit cards) below 36%.

Final Thoughts

Your mortgage pre-approval is a great starting point, but your real financial comfort comes down to what you can afford to pay each month while still living the life you want. By focusing on monthly expenses instead of just the pre-approval amount, you can make a smarter, more sustainable home purchase.

As a successful real estate agent, I always advise my clients—especially first-time home buyers—that a home inspection is one of the most important steps in the home-buying process. Here’s why:

Why a Home Inspection is Crucial

  1. Uncovers Hidden Issues – A home may look perfect on the surface, but an inspection can reveal problems with the foundation, plumbing, electrical systems, roofing, or HVAC that could cost thousands to repair.
  2. Gives You Negotiating Power – If the inspection uncovers major issues, you can negotiate repairs, request a price reduction, or even walk away if the issues are too severe.
  3. Provides Peace of Mind – Buying a home is a huge investment, and an inspection helps ensure you’re making a sound financial decision.

How Much Does a Home Inspection Cost?

The average home inspection cost varies based on location, size, and age of the home, but in British Columbia, you can expect to pay $400 to $700 for a standard inspection. If you require additional inspections (for radon, mold, or sewer lines), costs can be higher.

Is It Worth It?

Absolutely! A home inspection can save you thousands in unexpected repairs and protect you from purchasing a home with hidden problems. Skipping it to save a few hundred dollars could lead to costly surprises down the road.

๐Ÿ’ก Thinking of buying your first home? Let’s chat! I can guide you through every step to make sure you're protected and confident in your purchase. ๐Ÿก๐Ÿ’ผ

What If Your New Home Isn’t as Clean as You Expected Upon Possession?

You’ve spent weeks—maybe months—searching for the perfect home, navigating offers, inspections, and endless paperwork. Finally, the big day arrives: possession day. But instead of stepping into a pristine new space, you’re greeted with dust bunnies, grime in the kitchen, and a mysterious stain on the carpet. Not exactly the fresh start you envisioned, right?

So, what can you do if your new home isn’t as clean upon possession as you’d like it to be? Here’s what you need to know.

1. Check Your Contract

Before panicking or picking up the mop, take a moment to review your purchase agreement. In many standard real estate contracts, there’s a clause stating that the property must be left in “broom-swept” or “reasonably clean” condition. However, these terms can be subjective, and unless the contract specifies a professional cleaning, the seller isn’t legally required to leave it spotless.

If your contract included a clause requiring professional cleaning, and it’s clear that wasn’t done, you may have grounds to ask for compensation.

2. Document the Condition Immediately

If the home is excessively dirty—think garbage left behind, significant stains, or mold—take pictures and videos as soon as you walk in. This documentation will be crucial if you need to negotiate with the seller or your real estate agent about cleaning costs.

3. Communicate With Your Agent

Your real estate agent is your best advocate in this situation. If the cleanliness of the home is beyond what was expected or agreed upon, they may be able to reach out to the seller’s agent to resolve the issue. Sometimes, sellers are willing to cover the cost of a cleaner, especially if the home was supposed to be professionally cleaned.

4. Consider Negotiation or Compensation

While you can’t force the seller to clean the home after possession, you might be able to negotiate a solution. Some buyers have successfully asked for a credit on closing costs or partial reimbursement for hiring a cleaning service. It never hurts to ask.

5. Tackle It Yourself (or Hire a Pro)

If negotiations don’t pan out and you’re left with a less-than-clean space, you have two options: roll up your sleeves or call in the professionals. A deep cleaning service can range from a few hundred dollars to more, depending on the home’s size and condition. While it’s frustrating to cover this cost yourself, think of it as an investment in making your new home truly feel like yours.

6. Prevent Future Surprises

If you’re still house hunting, consider including a clause in your offer that requires the seller to provide proof of professional cleaning before possession. This can help avoid last-minute disappointments and ensure you move into a fresh space.

Final Thoughts

While an unclean home upon possession isn’t ideal, it’s often a solvable issue. By checking your contract, documenting the condition, and communicating with your agent, you can explore your options and decide on the best course of action. And once it’s clean? You’ll finally get to enjoy the excitement of turning your new house into a home—without the dust bunnies tagging along.

Okay, let’s talk about something that could totally change your real estate game: presale properties. If you’ve been wondering whether buying a presale is the right move for you, I’m here to tell you—it’s a game-changer. And no, I’m not just saying that to hype you up. There are some real, tangible reasons why purchasing a presale could be a great decision for your future.

Let’s break it down:

1. You Get to Buy New—No Fixer-Uppers Here!

  • ๐Ÿก Brand New Everything – A presale home means you’re walking into a fresh, never-been-lived-in space. No outdated appliances, no surprise repairs. Everything is pristine and modern. You get the joy of being the first one to make it your own!
  • ๐Ÿ”ง No Renovation Headaches – The beauty of a presale is that there’s nothing to fix. You don’t have to worry about tearing down walls, updating the kitchen, or dealing with major repairs. It’s move-in ready from day one.

2. You Lock in Today’s Price—Even for Tomorrow’s Market

  • ๐Ÿ’ฐ Price Appreciation – With presales, you're locking in today’s price before the property is even built. As the market appreciates (and trust me, it usually does!), the value of your home is likely to go up by the time it's completed.
  • ๐Ÿ“† Less Price Fluctuation Risk – You’re not subject to the market's ups and downs in the same way as resale buyers. By the time the building is ready, you’ve already secured your spot at a price that’s often lower than current market value.

3. Flexible Payment Options

  • ๐Ÿ’ณ Deposits Over Time – In a presale, you’re typically only required to put down a small deposit up front, with the balance due upon completion. This makes it a great option for those who might need time to save more or secure financing.
  • ๐Ÿฆ Mortgage Planning – You’ll have time to prepare and plan for your mortgage, meaning you won’t feel rushed to secure financing at the last minute. Plus, more time to shop around for the best mortgage rates!

4. You Get to Customize Your Space

  • ๐ŸŽจ Personalization – Many developers offer customization options when it comes to flooring, countertops, and cabinetry. This gives you the chance to put your own style into your new home, making it feel personal and unique.
  • ๐Ÿ–Œ๏ธ Less Stress on Renovating Later – Forget about the stress of tearing down walls and picking out tiles after you move in. You get to choose your favorite finishes before the home is even complete.

5. Brand New Amenities & Modern Features

  • ๐Ÿ‹๏ธ‍โ™‚๏ธ Resort-Style Amenities – Presale developments often come with incredible amenities like gyms, lounges, rooftop patios, and even co-working spaces! It’s like getting a hotel-style experience right at home.
  • ๐Ÿ”Œ Energy-Efficient Features – Presale homes are often built with the latest green technology—think energy-efficient appliances, smart thermostats, and sustainable materials. That means you’re living in a modern, eco-friendly space that’s good for your wallet and the planet.

6. You’ll Be Moving into a Vibrant New Community

  • ๐Ÿ‘จ‍๐Ÿ‘ฉ‍๐Ÿ‘ง‍๐Ÿ‘ฆ Growing Neighborhoods – With presales, you’re not just buying a home—you’re becoming part of a new, vibrant community that’s being developed right around you. It’s an exciting time to get in early when a neighborhood is still growing, and you get to watch it transform into something amazing.
  • ๐Ÿ™๏ธ Future Amenities – Developers often build out entire communities, which means new stores, parks, and businesses popping up around you over time. Imagine how much more convenient your life will be when your neighborhood has everything you need just steps away!

7. Potential for Great Investment Returns

  • ๐Ÿ“ˆ Capital Gains – If you’re planning to sell down the road, presale properties can often be worth more than what you paid for them, especially in growing areas. That’s equity, baby!
  • ๐Ÿ’ผ Solid Investment – With presales often priced below current market value, you’re essentially buying into the future potential of an area. As the neighborhood develops and more people move in, your investment can grow significantly.

So, Is a Presale Right for You? ๐Ÿค”
If you’re looking for a brand-new home that you can make your own, while also securing a great deal in a growing area, a presale could be the perfect fit. With the ability to customize your space, lock in a great price, and move into a modern, thriving community, there’s a lot to love.

If you’re thinking about buying an investment property, there’s a lot to consider! Here’s your go-to list of things to look for to make sure your investment pays off big time.

1. Location, Location, Location!

  • ๐ŸŒ Proximity to Amenities – Look for properties close to transit, shopping, parks, and schools. Great locations attract great tenants!
  • ๐Ÿšถ‍โ™€๏ธ Walkability – Walkable areas often have higher rental demand and better resale value.
  • ๐Ÿ™๏ธ Future Development – Check for new developments in the area, as they can drive up property values over time.

2. Rental Income Potential

  • ๐Ÿ’ต Cash Flow – Ensure the property generates positive cash flow. The rental income should cover your mortgage, property taxes, and maintenance costs—and then some!
  • ๐Ÿ“Š Comparable Rents – Check what similar properties are renting for in the area to determine potential earnings.

3. Property Condition & Age

  • ๐Ÿ”จ Maintenance Costs – Older homes might come with higher maintenance costs, so assess the condition of key areas like plumbing, electrical, roof, and foundation.
  • ๐Ÿ  Renovation Potential – Look for properties with potential for improvements that can boost value (kitchen updates, landscaping, etc.).

4. Market Trends

  • ๐Ÿ“ˆ Price Appreciation – Research how property values have been trending in the area. Are they steadily increasing or declining?
  • ๐Ÿ” Vacancy Rates – A high vacancy rate may indicate a less desirable area, while low vacancy means high demand for rental properties.

5. Financing & Tax Considerations

  • ๐Ÿ’ธ Interest Rates – Lock in a low interest rate to maximize your investment returns.
  • ๐Ÿ“Š Tax Implications – Understand how property taxes, rental income taxes, and capital gains taxes might affect your profits.

6. Property Management & Tenants

  • ๐Ÿง‘‍๐Ÿ’ผ Management Team – If you're not planning to self-manage, ensure you have a reliable property management company in place.
  • ๐Ÿ  Tenant Demand – Research the type of tenants the area attracts—students, professionals, families? This can guide the kind of property you should buy.

7. Risk & Exit Strategy

  • โš–๏ธ Risk Assessment – Consider market risks, economic shifts, and the potential for vacancies or tenant turnover.
  • ๐Ÿ”„ Exit Strategy – Know when and how you’ll sell the property if needed. Will you hold long-term or flip it for a quick profit?

The age-old question! There are pros and cons to both strategies, so let’s break them down and find out which one fits your situation best!

Buy Before Sell

Pros:

  • โœ… Secure Your Dream Home – You get the home you want before worrying about selling your current one.
  • โœ… More Time to Find the Right Place – You don’t feel rushed to find a new home, which means you can be picky!
  • โœ… Less Stress During the Transition – No need to stress about moving and where you’ll live during the transition.

Cons:

  • โŒ Financial Strain – Carrying two mortgages can be a huge financial burden.
  • โŒ Risk of Owning Two Homes – If your current home doesn’t sell quickly, you might be stuck with two properties to manage.
  • โŒ Potential for High Payments – You may need a bridge loan, which can come with added interest and fees.

Sell Before Buy

Pros:

  • โœ… Financial Clarity – You’ll know exactly how much you can spend on your next home since you’ve already sold.
  • โœ… Less Stress with Finances – You only have one mortgage to worry about, making the process smoother.
  • โœ… More Leverage When Buying – Selling first gives you a stronger position when negotiating for your next home.

Cons:

  • โŒ Risk of Temporary Housing – If you sell before buying, you might need to find temporary housing (which can be stressful and expensive!).
  • โŒ Miss Out on Your Dream Home – If the market is competitive, you might have a hard time finding a home in time after you’ve sold.
  • โŒ Rushed Decisions – Without a home lined up, you might feel pressured to make a quick decision on a new property.

โœจ Which is Better for You?

It all depends on your situation—whether you have flexibility with timing, enough financial cushion, or a bit of patience.

Buying your first home isn’t just about finding a place to live—it’s the foundation for your entire real estate portfolio. It’s the first step toward creating the financial future you dream about, and it can set you up for years of growth. But here’s the thing: the right real estate agent can make all the difference.

Let me break it down for you. ๐Ÿ‘‡

1. They Help You Avoid Common First-Time Buyer Mistakes

  • ๐Ÿ’ก Guidance Through the Process – Buying your first home can feel overwhelming. There’s paperwork, negotiations, inspections—so much to juggle! An experienced realtor knows how to simplify the process for you, answering questions, explaining everything step by step, and making sure you don’t overlook important details.
  • ๐Ÿšซ Avoiding Pitfalls – Without the right help, you could end up making a purchase you’ll regret down the road. An experienced agent knows what to look for, how to assess the value, and can help you avoid costly mistakes that could hurt your investment.

2. Setting You Up for Future Real Estate Success

  • ๐Ÿ“ˆ A Strong Foundation for Your Portfolio – Your first home isn’t just a place to live; it’s the starting point for your real estate journey. Whether you plan to buy more properties down the line or eventually sell, the right first purchase can help you grow your portfolio over time.
  • ๐Ÿข Learn What to Look For – Working with an agent who understands your long-term goals can teach you what to look for in properties, how to spot a good deal, and what types of investments will help you build wealth in the future.

3. Your Realtor Knows the Market

  • ๐ŸŒ Market Expertise – An experienced realtor has a deep understanding of your local market—what homes are really worth, which areas are up-and-coming, and which ones have long-term potential. They’ll help you make a smart purchase that aligns with your goals.
  • ๐Ÿก Negotiation Skills – Buying your first home often comes with a lot of emotion (hello, nerves!). An experienced agent can negotiate the best deal for you, making sure you don’t overpay and that you get the most value for your money. They’re on your side every step of the way.

4. Learning How Your First Property Impacts Your Future

  • ๐Ÿง It’s More Than Just a House – The first property you buy can have a huge impact on your future real estate goals. A skilled agent will help you understand the broader picture of how your first home can set you up for success with future investments, whether it’s through equity building or knowing when to sell and move on to your next property.
  • ๐Ÿ”‘ Building Equity and Wealth – The right home can help you build equity faster, which is key to funding your next property or investment. Your agent will educate you on what factors make a property a good investment, so you’re learning as you go.

5. They Keep You Focused on Your Goals

  • ๐Ÿง˜‍โ™€๏ธ No Stress, Just Strategy – There’s a lot of emotion involved when you buy your first home, but an experienced agent helps you stay focused on your bigger picture. They’ll help you find a place that fits your budget, your lifestyle, and your future real estate goals.
  • ๐Ÿ“… A Long-Term Relationship – When you buy your first home with the right agent, you’re not just gaining a realtor for the moment—you’re building a long-term relationship with someone who can guide you through each step of your journey, helping you build and diversify your portfolio as you grow.

So, Why Should You Work with an Experienced Realtor?

When searching for the perfect home, many buyers automatically dismiss properties located on busy streets, citing noise and traffic as major drawbacks. However, what if that same busy street could lead to greater long-term financial gains? While a quieter neighborhood may seem ideal, purchasing a home on a main road could pay off significantly in the future—especially as cities evolve and zoning laws change.

The Hidden Advantages of Buying on a Busy Street

1. Potential for Future Rezoning & Commercial Use

Many cities have long-term development plans that aim to increase density and improve urban infrastructure. Over time, residential properties on major streets are often rezoned for commercial or mixed-use development. If your property becomes part of an area designated for higher density or commercial use, developers may be willing to pay a premium price to acquire your lot.

2. Increased Buyer & Developer Interest

Even if the official city plan hasn’t changed yet, savvy investors and developers often seek out properties on main roads for future projects. Whether it’s for multi-family housing, retail spaces, or mixed-use buildings, homes in high-traffic areas become prime targets as urban expansion continues.

3. Stronger Resale Value in the Long Run

While some buyers may shy away from busy streets today, demand may increase as city growth and rezoning efforts progress. If major developments occur nearby—such as transit expansions, shopping centers, or business districts—your home’s value could appreciate faster than those in quieter residential areas.

4. Rental Income Opportunities

Properties on main streets often attract renters who prioritize convenience and accessibility. If you decide to rent out your property, tenants may be drawn to the location for its easy access to public transportation, nearby businesses, and shorter commutes.

5. Great for Live/Work Spaces

For those who run home-based businesses, a home on a busy street provides greater visibility and accessibility for clients. Some properties may already have flexible zoning that allows for small business operations, adding extra value and functionality to your purchase.

Things to Consider Before Buying on a Busy Street

โœ… Research City Development Plans – Check your local city planning department for any proposed rezoning changes that could impact your property’s future value.

โœ… Consider Noise Mitigation – Investing in soundproof windows, fencing, or landscaping can help reduce traffic noise while maintaining your property’s appeal.

โœ… Look at Comparable Sales Trends – If similar properties on busy streets have appreciated over time, that’s a good indicator of future potential gains.

โœ… Think Long-Term – While your initial purchase price may be lower than a home in a quiet cul-de-sac, the future upside could be much higher.

Final Thoughts

Buying a home on a busy street might not be for everyone, but for strategic buyers and investors, it presents an opportunity for long-term appreciation and resale potential. As cities expand and zoning laws evolve, what may seem like a drawback today could turn into a huge financial advantage down the road.

I know you're dreaming big, imagining your perfect home—whether it's a cozy cottage, a chic modern townhouse, or a sprawling backyard oasis. But before you start browsing Zillow for that dream property, there's one crucial step that could totally change the game for you. And that step? Getting preapproved for a mortgage.

Now, I know, I know—talking about numbers and loan docs doesn’t exactly scream excitement, but stick with me. Trust me when I say that this one simple step can make all the difference when you’re navigating the wild world of home buying. Here’s why getting preapproved should be at the top of your to-do list:

1. You’ll Know Exactly What You Can Afford

I’ll say it loud and clear: buying a house is not the time to guess. When you’re preapproved, you get a clear budget—a price range that you can confidently work within. There’s no heartache when you fall in love with a home only to realize it’s way out of your budget. You know your numbers, so you can make smart decisions and avoid wasting time looking at homes that are just out of reach.

Think of it like planning a road trip: you wouldn’t just pack up and hit the highway without a map, right? Preapproval is that map for your home journey—it helps you stay on course, knowing exactly where you’re going and how to get there.

2. You’ll Be Taken Seriously

In today’s competitive market, the home-buying process can be cutthroat. Homes are flying off the shelves faster than you can say “open house,” and the last thing you want is to fall in love with a property only to find out someone else got it because they were ahead of the game.

Being preapproved shows the seller and the listing agent that you’re a serious contender. It means you’ve already done your homework and are ready to make an offer. Sellers are more likely to take you seriously and even prioritize your offer because they know you’re financially ready to move forward. And let's be real: no one wants to waste time on dreamers who aren't quite ready to make it happen. Preapproval sets you apart in the sea of potential buyers.

3. You’ll Have More Negotiating Power

Picture this: you’ve found your dream home, and you’re ready to make an offer. But what if I told you that having preapproval could actually give you a bit of an edge over other buyers? It’s true! When sellers see that you’ve been preapproved, they’re more likely to entertain a stronger offer from you, knowing that you have the financial backing to make it happen. You’re not just another hopeful buyer—you’re someone who has already been vetted and is prepared to move quickly.

In a market where competition can be fierce, you need every advantage you can get. Preapproval gives you the confidence to go in with a solid offer, knowing that you have the financing to back it up.

4. You Can Close Faster

Now, I know what you’re thinking: “But I haven’t even found my dream home yet. Why rush?” And hey, I get it. But here’s the thing: preapproval speeds up the process. Once you’ve been preapproved, you’re essentially ready to go when the right home pops up.

When you find a home you love, you won’t have to waste time hunting down your loan documents or getting your finances in order. The process of securing financing is already well underway, and you can move quickly to get that offer in and sealed before someone else swoops in.

5. It Helps You Avoid Heartbreak

I don’t want you to go through the emotional rollercoaster of finding a home, getting your hopes up, and then bam—realizing you can’t afford it or your financing isn’t approved in time. Preapproval helps prevent that. It ensures that when you find a property that checks all your boxes, you’re ready to put in an offer without the fear of things falling through. The certainty that comes with preapproval means you can focus on finding your dream home—not stressing about whether or not you’ll be able to afford it.

So, my friend, before you get too caught up in the excitement of scrolling through home listings, take a step back and get preapproved. It’s the secret weapon that will set you up for success and save you from any unnecessary heartache.

Remember: buying a home isn’t just about finding the perfect space—it’s about being prepared to make it yours. Preapproval is your ticket to making that dream a reality.
