Market analysis

A single year looks dramatic, but the past decade tells a different story. Detached homes have corrected from their peak. Townhouses have been the strongest performer. Condos have essentially gone nowhere since 2020.

Ten years of benchmark prices

Looking only at year-over-year numbers can make the market feel more dramatic than it really is. So this month, we stepped back and looked at something more useful: how September 2026 home prices compare with every September over the past 10 years.

Detached homes: below 2021, well above 2019

The September 2026 benchmark price for a detached home in Metro Vancouver is $1,784,700.

Compared with previous Septembers:

  • 2.4% below 2021
  • 6.4% below 2022
  • About 12% below the 2023 to 2024 peak
  • But still approximately 27% higher than September 2019
  • And about 14% higher than September 2016

So while detached prices have pulled back substantially from their recent highs, they have not erased the gains of the past decade.

The interesting part is where today's market sits in the cycle. Someone looking only at the past three years sees falling prices. Someone comparing today with 2019 sees a very different market.

Townhouses have been the strongest performer

Townhouses stand out in the 10-year comparison.

The September 2026 benchmark is $1,016,700, which is:

  • 5.5% higher than September 2021
  • About 25% higher than September 2020
  • More than 32% higher than September 2019
  • More than 50% higher than September 2016

Townhouses have declined from their recent peak, but they have retained considerably more of their long-term appreciation than detached homes or condos.

That makes sense in a market where buyers still want space, but detached homes remain out of reach for many households.

Condos tell a very different story

The condo market is probably the most surprising part of the data.

The September 2026 benchmark apartment price is $682,500.

That is:

7.6% below September 2021
6.3% below September 2022
About 11% below September 2023
Essentially unchanged from September 2020
Slightly below September 2018

In other words, Metro Vancouver condo prices in September 2026 are roughly where they were six years ago.

That does not mean every condo has performed the same way. Location, age, building quality, strata finances, floor plan and neighbourhood all matter enormously.

But as a broad market trend, condos have experienced much less long-term price growth than many homeowners may assume.

The bigger picture

The last decade has not been a straight line upward.

Detached homes experienced major appreciation followed by a meaningful correction. Townhouses have shown the strongest long-term resilience. Condos have effectively given back several years of price growth.

The biggest takeaway is that the market you are buying or selling in depends heavily on property type.

A homeowner selling a townhouse may be looking at substantial long-term appreciation.
A condo owner who purchased during the 2021 to 2024 period may be looking at a very different situation.
And for buyers who felt permanently priced out during the peak, today's market offers prices that, in some segments, have moved back several years.

How Global Interest Rate Trends are Shaping Greater Vancouver's Real Estate Market

In a rapidly evolving economic landscape, recent global events and monetary policy shifts are reverberating throughout Canada. From trade uncertainties to evolving central bank policies, these dynamics have direct implications for the nation’s housing market—particularly in Greater Vancouver. With interest rate cuts now well underway, buyers and sellers alike are witnessing changes that promise increased affordability and renewed market confidence.

Global and Canadian Interest Rate Trends

Central banks around the world are now adopting more accommodative stances in response to slowing economic growth and easing inflation pressures. In Canada, the Bank of Canada has delivered a series of rate cuts—with the most recent reduction of 25 basis points bringing the key policy rate down to 2.75% . This move comes amid concerns over tariff uncertainties and sluggish domestic growth, a sentiment echoed by global peers who are similarly cautious about future rate adjustments (reuters.com).

While these cuts aim to stimulate consumer spending and bolster business investments, they also serve to relieve mortgage holders from the burden of high borrowing costs—a crucial development in markets where affordability has long been a barrier.

The Current Landscape in Greater Vancouver

Greater Vancouver's real estate market has shown signs of transformation as the easing cycle unfolds. Recent statistics from local real estate boards indicate that despite seasonal slowdowns, inventory levels have increased—providing buyers with a broader selection of properties. With balanced market conditions now emerging, the sales-to-active listings ratios across detached homes, townhouses, and apartments suggest t1hat the market is gradually shifting away from a prolonged seller’s market toward a more equitable environment.

This balance is critical in a region that has traditionally been characterized by high prices and intense competition. More inventory, combined with the fall in borrowing costs, is paving the way for first-time buyers and investors alike to re-enter a market that, despite its challenges, remains one of the most desirable in Canada.

Benefits of Lower Interest Rates for Vancouver Real Estate

Lower interest rates are not just abstract figures on a policy statement—they translate directly into tangible benefits for homebuyers and homeowners:

  • Enhanced Affordability: Reduced mortgage rates lead to lower monthly payments. For example, borrowers with variable-rate mortgages are already experiencing relief, as the reduction in the prime lending rate has cut monthly payments significantly for many households (reuters.com).

  • Increased Buyer Confidence: As borrowing becomes more affordable, pent-up demand is starting to emerge. With many buyers having been sidelined by high rates in previous years, the current rate cuts are sparking renewed interest and encouraging buyers to secure pre-approvals, ensuring they can act swiftly in a market that’s showing signs of renewed activity.

  • Market Stabilization: The increased availability of listings and the balanced sales-to-active listings ratio help moderate price pressures. This stability is vital in preventing drastic price spikes that can alienate potential buyers, thereby sustaining long-term market health.

Outlook and Future Considerations

Although recent rate cuts have injected much-needed optimism into the market, external factors continue to cast uncertainty. Trade tensions, especially potential tariffs from the United States, and broader global economic challenges may necessitate further adjustments by the Bank of Canada. Analysts predict that as long as inflation remains near the target level and growth does not pick up sharply, additional gradual rate cuts may be on the horizon (reuters.com).

In Greater Vancouver, continued affordability improvements could translate into increased buyer participation. However, stakeholders are advised to keep an eye on broader economic indicators and policy announcements that might shift market dynamics further.

Conclusion

As global economic currents shift and central banks work to balance inflation with growth, the Canadian housing market—and particularly the Greater Vancouver market—is poised at a crossroads. Lower interest rates are unlocking affordability and reigniting buyer interest, setting the stage for a more balanced market environment. Buyers, sellers, and investors would do well to stay informed and prepared, as further rate adjustments and evolving external events are likely to continue shaping the market landscape in the months ahead.

What Lower Interest Rates Mean for You

Happy 2025! If you’ve been waiting for the right time to jump into the Vancouver real estate market, now might be your moment.  Today the Bank of Canada announced another interest rate drop of 0.25% in response to improving inflation rates and the prospect of US tariffs. This is the 6th drop since June of 2024 which has brought the rate to the lowest it's been in almost 3 years.

These recent interest rate cuts have made homeownership more affordable, and buyers are entering the market in droves. Low inventory means competition is heating up—so whether you’re thinking about buying or selling, here’s what you need to know.

Market Update: 3 Key Takeaways

  1. Interest Rates Just Dropped
Mortgage rates are now lower, meaning you can lock in a more favorable rate—especially if you act quickly. This could potentially save you thousands of dollars over the life of your loan, making the dream of homeownership more accessible for many.

  2. Buyer Activity Is Increasing
Encouraged by reduced rates, more buyers are jumping into the market. This surge in demand often translates to multiple offers on well-priced homes, so acting decisively can give you a competitive advantage.

  3. Inventory Remains Low
The number of homes for sale can’t keep up with the swell of eager buyers. As a result, desirable properties are getting snapped up quickly, often at or above the asking price. For sellers, this environment can spell opportunity.

What This Means for You

  • For Buyers
Lower interest rates directly translate to reduced monthly payments, giving you more flexibility in your budget. If you’ve been waiting for a favorable market, this might be your ideal window. However, given the high level of competition, consider getting pre-approved for a mortgage and narrowing down your must-have features to speed up the house-hunting process.

  • For Sellers
With buyer demand on the rise and fewer properties available, sellers are positioned to benefit from strong offers and potentially quicker sales. That said, preparing your home thoroughly—think staging, decluttering, and proper pricing—is key to standing out in an already tight market.

Quick Math on Savings

You can save roughly $15 per month for every $100,000 of mortgage. For instance, if you owe $650,000, that’s about $97.50 in monthly savings—or half that amount if paying bi-weekly. Over time, these savings add up, allowing you to direct extra funds toward other goals—whether it’s home renovations, family vacations, or simply building a stronger financial cushion.
